The site is located on the west side of Bayview Avenue at the end of two residential streets, Hollywood Avenue and Elmwood Avenue in the City of Toronto’s North York District.
Areas to the north of the site consist of detached residential dwellings facing Bayview Avenue and Elmwood Avenue and an 11-unit, townhouse development further north on Bayview Avenue. To the south exists nine townhouses on Bayview Avenue and 2-storey townhomes on Meadow Larkway.
Areas to the immediate west are detached dwellings on Hollywood Avenue and Elmwood Avenue and to the east the Bayview Village Park with detached dwellings on Bayview Avenue.

The site contains six single detached dwellings with an existing 1.84-metre stormwater easement across adjacent properties, immediately to the west of the site

Existing uses on the site include lower scale buildings such as detached houses, semi-detached houses, duplexes, triplexes and townhouses, as well as interspersed walk-up apartments that are no higher than four stories.
Access
The properties located on the site are currently accessible by multiple entrances, Bayview Avenue to the east, Elmwood Avenue to the north and Hollywood Avenue to the west and south.
Broader access to/from the site includes the local arterial road network and the Yonge North/South and Sheppard East subway corridors and 850m to Highway 401 to the south of the site.
